Texas home insurance nonrenewals and declinations by ZIP code
A 2025 Texas law (House Bill 2067) now makes insurance companies report every home insurance policy they decline, cancel or don't renew, by ZIP code, with the reasons. TDI started publishing the reports in 2026 (TDI announcement). We turn them into one page per ZIP code and county.
55,125nonrenewals, Apr 2026–Jun 2026
454,855declined applications, Apr 2026–Jun 2026
687,021cancellations, Apr 2026–Jun 2026
11,529,834active residential policies, December 31, 2025
What the data shows
- The most-cited nonrenewal reason after "other" was "insurer withdrawing from the market", cited in 23,006 nonrenewal notices sent December 2025 to June 2026.
- 50% of declination notices said the decision used aerial imagery, and 71% used other third-party information.
- Most cancellations were at the policyholder's own request or for unpaid premiums, so this site focuses on nonrenewals and declinations.

Got a nonrenewal or a declined application?
- Find your policy end date and start shopping now. TDI says to have a new policy in place before your current one expires (TDI), and never to cancel a policy until you have the new one or a written statement of coverage (TDI shopping tips).
- Ask for the reason in writing. For declinations, cancellations and nonrenewals after January 1, 2026, the company must give you a written statement of why (TDI).
- Get sample rates on TDI's HelpInsure.com, then ask companies or a licensed independent agent for quotes (TDI). Check an agent's license with TDI's agent lookup or the TDI Help Line, 800-252-3439.
- If two companies turn you down, you may be able to buy through the Texas FAIR Plan, the state's home insurer of last resort (TDI). On the coast, wind and hail coverage may come from TWIA (TDI).
- If you think it was unfair, you can file a complaint with TDI.
