Got a nonrenewal, cancellation or declined application? What to do
Everything here comes from the Texas Department of Insurance. We don't give insurance advice; for questions about a specific policy, call the TDI Help Line at 800-252-3439 or talk to a licensed agent.
1. Check your dates
For a nonrenewal, the company must give you 60 days' notice if you bought or renewed the policy in 2024 or later (30 days for policies bought or renewed in 2023 or earlier). For a cancellation, it must give you 10 days' notice (TDI).
2. Get the reason in writing
If you were declined, canceled or not renewed after January 1, 2026, the company must give you a written statement saying why (TDI). You can also see what reasons insurers cite in your ZIP code on our ZIP pages or TDI's lookup.
3. Shop before the policy ends
- Find your policy end date and start shopping now. TDI says to have a new policy in place before your current one expires (TDI), and never to cancel a policy until you have the new one or a written statement of coverage (TDI shopping tips).
- Ask for the reason in writing. For declinations, cancellations and nonrenewals after January 1, 2026, the company must give you a written statement of why (TDI).
- Get sample rates on TDI's HelpInsure.com, then ask companies or a licensed independent agent for quotes (TDI). Check an agent's license with TDI's agent lookup or the TDI Help Line, 800-252-3439.
- If two companies turn you down, you may be able to buy through the Texas FAIR Plan, the state's home insurer of last resort (TDI). On the coast, wind and hail coverage may come from TWIA (TDI).
- If you think it was unfair, you can file a complaint with TDI.
4. Common reasons, from TDI
TDI lists these as reasons a company might not renew: the house is in worse condition than when you bought the policy (a company might give you six months to make repairs), three or more non-weather claims in three years, the house sitting vacant 60 days or more, or the company limiting the coverage it sells in your area (TDI).
